  • £30.95 per policy for a 6 month tenancy. Covered by Maras
  • £62.45 per policy for a 12 month tenancy. Covered by Maras
  • 3.2% of annual rent for a more in-depth cover called Marasprovision covered by Maras
This covers you against rent arrears and legal costs in the unfortunate event of a problem.

DETAILS VIDEO INVENTORY / WRITTEN INVENTORY

Upon the tenant moving in and out of the property we prepare a detailed vido inventory of the property which is also backed up by a written inventory which the tenancy would sign and agree to.

QUARTERLY PROPERTY INSPECTIONS

We will check your property on a querterly basis ensuring that it is being looked after and that there are not any unreported maintenance issues.

DEALING WITH MAINTENANCE PROBLEMS

We would ensure that all maintenance issues are dealt with efficiently and at the most cost effective rate.

ADVICE ON LANDLORDS LEGAL OBLIGATIONS

There are many new obligation brought into force prior to your property being let. Lets Go! will ensure that all the necessary checks etc have been carried out and can even arrange it for you. Listed below are all the requirements necessary:
  • CLEANING – prior to the tenancy commencing we strongly advise that you have the property cleaned to a required standard. Therefore, at the end of the tenancy, there will be no excuse for your tenant to leave it in an unacceptable condition.
  • GAS SAFETY CHECKS – Any gas appliances/equipment must comply with the Gas Safety Regulations 1998. Annual inspections by a CORGI registered gas fitter must be carried out and a Landlords Gas Safety certificate will be produced.
  • ELECTRICAL CHECKS – all electrical appliances in the property must be recently servied and fully operational under the 1994 electrical regulations. We advise that a qualified electrician carried out a safety check prior to the tenancy commencing.
  • FIRE REGULATIONS – All furniture and fittings must comply with The Furniture and Furnishings (fire safety) Regulations 1988
  • TENANCY DEPOSIT PROTECTION – Landlords have a duty to ensure that all deposits are insured through a recognized scheme. In the event of a dispute it can be referred to the TDS dispute procedure.
  • EPC (Energy Performance Certificate) - Landlords who let their property to new tenants from the 1st October 2008 are required to supply the tenant with EPC (Energy Performace Certificate). The EPC check givesa the propertya standard energy and carbon monoxide emmission efficiency grade from A to G. Teh average grade is D. The EPC check is valid for 10 years and is not necessary to re-check upon change of tenant.
